Position: Escrow Assistant
Department: Escrow
Position Summary: Assist Escrow officer and other Assistants in Escrow Unit. Overall task is to help in the process of handling escrow paperwork from start to finish to meet the goal of closing the escrow in an efficient manner that meets the requirements of the client. This is done as accurately as possible so as to maximize profits,and minimize losses. Assist Escrow Unit in building a portfolio of repeat and referral business. Work with little supervision to enhance the efforts of the unit.
Principal Duties and Responsibilities:
- Assist Escrow Officer in the process of opening and closing of Escrows.
- Answers basic escrow questions from customers.
- Uses good judgement and provides general information only, does not disclose confidential information
- Handles incoming calls, and routes calls and messages as needed.
- Provides excellent customer service to all customers in a professional and positive manner.
- Communicatess important input from clients, lenders, etc. to the Escrow Officer, and documents information when appropriate.
- Open escrow orders talking all applicable information and inputs into the computer in an accurate manner.
- Inputs accurate computer data throughout the process of the escrow and generates appropriate documentation.
- Orders demands, orders update demands and follows up on delinquent request on a timely basis.
- Receipts in checks and cash in appropriate files.
- Opens interest bearing accounts on a timely basis.
- Fills out recon tracking form.
- Prepares funding packages and directs them to the lender on a timely basis.
- Keeps open lines of communication with bookkeeping to ensure accurate information is being disseminated.
- Communicates wiring information to the Accounting Department in an accurate and timely fashion.
- Closes out the escrow file; generates appropriate checks and mails to the appropriate parties.
- Processes refund checks when necessary.
- Orders fire insurance.
- Draws documents with instructions in an accurate fashion, including Notes, Deeds of Trust, Subordinations, etc.
- Follows up all loose ends to ensure escrow closes on a timely basis and customer is provided with excellent service based on their needs.
- Maintains excellent organization skills with all files.
- Establishes a professional working relationship with all parties.
- Pays close attention to detail at all times, and exercising extreme care when inputting information to minimize errors and losses and maximize profits and service level.
- Must assist Escrow Officer in building portfolio and repeat and referral business by consistently providing excellent service.
- Files documents in appropriate files as necessary.
Education, Experience and Skills Required:
- Must read, write, and understand english well.
- At least one year of previous escrow experience is preferred.
- Must possess excellent attention to detail with excellent math, computer, organizational, and follow up skills.
- Strong public relations skills, and ability to work under pressure are must.

Position: Escrow Officer Floater
Department: Escrow
Position Summary: The function of this position is to assist an Escrow Unit in processing escrow paperwork from start to finish, that meets the goal of the closing in an efficient manner and meets the requirements of the client. This is done as accurately as possible so as to maximize profits, and minimize losses. Works with little supervision. Works as an Assistant to the existing Assistant in the Unit, or steps in as the acting Escrow Officer.
Essential Functions:
- Responsible for opening and closing escrows from start to finish according to client needs.
- Understands and reviews Preliminary Title reports, and acts accordingly.
- Draws escrow instructions according to client's specifications.
